Land For Sale

I had a friend ask if I would post that he has some land for sale in Calmito de Anastacios. I would estimate that it is about 10 to 15 minutes from David.
This titled land contains between 23,000 and 24,000 meters and it is raw undeveloped land with lots of trees. If you are driving from David to Boquete it is on the west side of the road about 800 meters from the Boquete – David road. We drove out there yesterday and the roads by the property are good. The property has electricity and water. I didn’t see any signs of telephone, but that may not be accurate.
I took some photos of the area to give you an idea. He is going to sell it direct and real estate agents need not respond. If you have an interest, email me you’re your phone number and any questions and I will give the information to him so he can call you. He speaks Spanish, so let me know if that is a problem.

What is the elevation? Selling in one parcel only? How many hectares or acres? Asking price? I will be moving to Panama in the near future. Immigrant visa already approved. Probably arrive over land. I have been to Panama 3 times. Thanks,

There are 10,000 meters per hectare. So this is probably about 5.7+ acres. I think he wants to sell as one parcel, but I don’t know that for sure. You would have to ask him that as well as his asking price.
I measured the altitude and it is about 800 feet according to the altimeter on my watch.
I think land is selling around $6.50 to $7 per meter close to this land, but I also do not know that for sure.

Is there water on the property…river…stream???. What is the price and elevation?
As I stated above, I measured the elevation to be about 800 feel. No river or stream. There is public water available on the property.

At the listed price per meter, at that location- some one is making a bundle of moolah…………that area , that tye land - flat, hot, humid, should be from a low of $2.90 to a high of $ 4.00 per meter only! And only $4.00 is titled!
As I said before, the land is not mine and I am not setting the price, nor do I have any idea what is an acceptable price to the owner. That is for the buyer and the seller to decide. I am merely acting as a conduit in this matter.
We are looking for either an inexpensive home or building lot, preferably
near to the Osa Peninsula on the South Pacific side of Panama. We wish to
assimilate with the locals, living simply, raising vegetables and a few
chickens, fishing, hiking and writing. We are writers looking to retire on
our pensions. I am already retired and living on a pension of over $500 per
month. My partner’s pension will be more than mine so we will easily
qualify for the Pensionado visa.
Our ideal property would be a simple home, but not a shack, with internet,
phone, and security features, priced between $20-35000 although we might be
prepared to go a little higher. We would also consider an inexpensive
building lot near the jungle or mountains so long as it was accessible by
car and had water and power lines.
We originally considered Costa Rica but are now persuaded that our income
will go much further in Panama. We are hoping to purchase within the year
and hoping to put about $5000 down although we may be able to come up with
more if we sell my trailer or cash in our RRSPs. We are Canadians and own a
very nice 30 foot trailer and shed with many extras, which we would also be
willing to trade against a property. Our trailer sleeps 6-8, is very
comfortable and is parked in a Conservation area 20 minutes from Sarnia,
Ontario and about 45 minutes from London, here in Canada.
We are most emphatically NOT looking to live a row of identical cubicles nor do we want to hobnob with a buncof spoiled whites who expect to convert the area into what they left–we want local colour, are planning on learning Spanish, want to assimilate. We prefer a rustic setting.

I have recently obtained my pensionado card and am planning a move but am first looking for land ..higher elevation…maybe Volcan area……or a fixer upper house…Want some acreage..not just a lot..treesriver or streem would be nice but not required..trees.need electricity and water….would trade a 1989,560 sl mercedes roadster..new condition…value about 25,0000 in the US

What’s weather like in the area? Average temperature, winds and amount of rainfall? Are there large variations from season to season?
The weather and temperature are similar to that of David. It is a little higher in elevation, but not much. You can use the following location to see the weather through out Panama. There are two seasons, the rainy season and the dry season. In the rainy season in David it usually rains in the afternoon and is nice in the mornings.

Dear Don - Have you heard anything about the project by Istana Properties. My wife and I visited the project this summer. Its about an hour from David (by Boca Chinca) by the town of Horocintos. The principals are Gary and Doris Elmore who were very nice folks. The project was impressive although at an early stage of development. I was wondering if you had heard anything about the project? Hi Don, how are you? You came to look at my house in El Terronal a while back. I have not had the right offer yet, so I am still not ready to build my dream home in Dos Rios de Dolega. A non real estate comment now; I wanted to let pet owners know of my wonderful veteranarian (did I spell that very wrong?) Roberto Crespo. He saved my old buddy Rocky when several other vets in David ( even hideously expensive Dr. Henry) had told me to put him to sleep for his cronic ear condition. An operation and $35 bucks later my friend Rocky is happily swimming in rivers again, and chases cows as always.. Anyway, call Roberto Crespo if you need a real great vet. His number is 64807273, and his offices are located in front of the vegetable market next to the UDI university building. He makes house calls, too!
